Booking a property offered by TheGoodBnb implies full and unreserved acceptance of these general terms and conditions of sale and stay.

These terms apply to any short-term rental booking made directly on the TheGoodBnb website or through any other accepted booking method.

They also apply to any booking made through third-party platforms, in particular Airbnb, VRBO, Booking.com, Expedia, and any other distribution platform or booking intermediary, except for the article relating to cancellation conditions by the guest, which remains governed by the specific terms of the third-party platform concerned where applicable.

These terms further apply to any ancillary sale or additional service offered by TheGoodBnb, commonly referred to as « UPSELL » (in particular early check-in, late check-out, welcome basket, equipment rental, wellness services, transfers, or any other service offered in addition to the stay).

01. Purpose

TheGoodBnb offers furnished short-term rental properties for tourist, family or business stays.

The booking applies exclusively to temporary accommodation for a defined duration. It does not constitute a primary residence, a residential lease under the French law of 6 July 1989, or a hotel contract.

The guest may not, under any circumstances, claim any right to remain on the premises beyond the booked stay.

02. Pricing

The prices displayed correspond to the selected property, the chosen period, the declared number of guests, and the services mentioned at the time of booking.

The prices displayed at the time of booking are the only contractual rates.

Any additional option, supplementary service, early check-in, late check-out, or specific service will be billed separately or specifically mentioned at the time of booking.

03. Tourist tax

The tourist tax is not included in the property price, unless otherwise stated.

Its amount is detailed at the time of booking. It is calculated according to the rules set by the competent local authorities.

04. Booking confirmation

The booking only becomes effective after full payment of the stay by the guest.

TheGoodBnb reserves the right to refuse access to the property if the stay has not been paid in full or if the formalities required to enter the premises, in particular the security deposit, have not been completed.

05. No right of withdrawal

In accordance with article L221-28 of the French Consumer Code, the right of withdrawal may not be exercised for accommodation services provided on a specified date or for a specified period.

Consequently, any confirmed booking is subject to the cancellation conditions set out below.

06. Cancellation by the guest

The guest is entitled to a full refund for any cancellation made up to 30 days before the scheduled arrival date.

If the booking was made less than 30 days before arrival, the guest is entitled to a full refund only if the cancellation is made within 48 hours of booking and at least 14 days before the arrival date.

Beyond these deadlines, a refund of 50 % of the stay amount may be granted up to 7 days before arrival.

No refund will be issued for any cancellation made less than 7 days before the arrival date.

Any request to modify a stay must be made at least 30 days before the arrival date. It remains subject to TheGoodBnb's agreement and to the availability of the property.

07. No-show

If the guest does not show up on the scheduled day of the beginning of the stay, the booking will be considered cancelled at the guest's initiative.

In this case, the property may be made available again and no refund will be issued. The full amount of the stay shall remain acquired.

08. Shortened stay

In the event of early departure or a stay shortened at the guest's initiative, no refund shall be due.

The price corresponding to the entire booking shall remain fully acquired.

09. Cancellation by TheGoodBnb or the owner

If, before the start of the stay, the booking has to be cancelled by TheGoodBnb or by the owner of the property, the guest will be informed as soon as possible.

The amounts already paid by the guest under the booking will be refunded.

No additional compensation may be claimed, except as required by applicable law.

10. Self check-in

All properties offered by TheGoodBnb feature self check-in.

The access information for the property (codes, keys, badges, lockboxes, instructions) is communicated to the guest before arrival, subject to full payment of the stay and effective completion of the security deposit or, where applicable, payment of the Deposit Waiver where chosen. In the absence of any of these formalities, TheGoodBnb expressly reserves the right not to communicate the access codes or information to the property, without this being deemed a cancellation by TheGoodBnb or the owner, nor giving rise to any refund.

The guest undertakes not to share the access codes, keys, badges, lockboxes or access information with any person not included in the booking.

Any unauthorised sharing of access information may lead to security fees, in particular the change of building code, lockbox code or any other access device.

11. Check-in and check-out times

Unless otherwise stated in the listing or booking information, standard check-in takes place from 5:00 PM and check-out must occur no later than 10:00 AM.

An early check-in or late check-out may be offered, subject to availability and cleaning organisation. This service must be validated in advance by TheGoodBnb.

Any unauthorised early check-in or late check-out may give rise to additional billing.

12. Number of guests

The booking is made for a specific number of guests, including children and infants.

The number of persons present in the property may not exceed the number declared at the time of booking, nor the maximum capacity authorised for the property.

In the event of unauthorised excess, TheGoodBnb may refuse access to the additional guests or terminate the stay, without this being deemed a cancellation by TheGoodBnb or the owner.

No refund will be due if the guest departs as a result of the refusal of persons not included in the booking.

If the property's capacity allows and TheGoodBnb agrees, a supplement may be billed.

13. Entire property

The properties offered by TheGoodBnb are entire properties.

The guest does not book a room in a host's home or a shared part of a property. The guest enjoys the entire property, in full independence, for the duration of the stay.

14. Pets

Pets are not allowed in the properties, unless prior written agreement from TheGoodBnb.

In the event of non-compliance with this prohibition, TheGoodBnb may refuse the animal, refuse access to the property or terminate the stay, without refund.

If the presence of an animal is found, in particular through hair, droppings, odours, marks or any other evidence, additional fees may be deducted from the security deposit or charged to the guest.

15. Use of the property

The property is intended exclusively for temporary accommodation.

The guest may stay there for personal or professional purposes, but may not carry out any commercial activity open to the public, any illegal, dangerous or noisy activity, or any activity contrary to the residential purpose of the property.

The guest undertakes to respect the peaceful nature of the premises, the neighbourhood, the common areas, the equipment made available and the specific instructions for the property.

The guest undertakes to make reasonable use of the utilities and energies provided (electricity, water, gas, heating), consistent with normal domestic use. Any electricity consumption that is manifestly excessive, abnormal, or diverted from domestic use may give rise to compensation being charged to the guest. This includes, without limitation: charging an electric or plug-in hybrid vehicle on the sockets or installations of the property without prior express authorisation, cryptocurrency mining or any intensive computing activity, the use of energy-intensive devices brought by the guest (additional space heaters, professional equipment, computer servers, etc.), or any other use resulting in consumption beyond standard residential levels.

In such cases, TheGoodBnb may charge the guest, as compensation, the excess consumption recorded. This excess consumption will be assessed on the basis of the regulated kilowatt-hour (kWh) tariff in force on the date of the stay, increased by 20 % to cover management, analysis and processing costs. This amount may be deducted from the security deposit or billed separately to the guest. Where there is no dedicated meter, the assessment may be made by comparison with the property's historical average consumption over the same period.

The charging of an electric or hybrid vehicle is only authorised on the charging stations or sockets expressly made available for this purpose by TheGoodBnb and after prior written agreement.

16. No smoking

All properties are non-smoking.

It is strictly forbidden to smoke inside the property, including at the windows when this causes odours or marks inside.

In the event of non-compliance with this prohibition, cleaning, deodorisation, repair or property immobilisation fees may be deducted from the security deposit or charged to the guest.

17. Parties, events and disturbances

Parties, evening events, gatherings, unauthorised gatherings and noise disturbances are strictly forbidden.

The guest undertakes to respect the neighbourhood, quiet hours, common areas and, where applicable, the co-ownership rules.

Any serious breach may lead to the immediate termination of the stay, without refund of the remaining nights, without prejudice to fees that may be claimed in the event of damage, complaint, intervention, travel, repair or loss of operation.

18. End-of-stay cleaning and linens

The standard end-of-stay cleaning is included in the booking price.

Linen is also included: beds are made up before the guest's arrival and bath towels are made available.

The guest remains nonetheless required to return the property in normal usable condition. In particular, the guest must follow the departure instructions, wash the dishes used, dispose of waste according to the instructions given, return equipment to its place, and avoid any abnormal soiling.

In the event of significant soiling, unwashed dishes, waste not disposed of, abnormally stained linens, or the need for additional cleaning beyond the scheduled cleaning, additional fees may be deducted from the security deposit or charged to the guest.

19. Condition of the property and reporting of anomalies

The property is deemed clean, equipped and free from any visible damage upon the guest's arrival.

The guest must immediately report to TheGoodBnb any problem, anomaly, damage, malfunction, lack of cleanliness or any obvious discrepancy from the property description observed upon arrival.

In the absence of prompt reporting, any damage, missing items or problems noted after departure may be attributed to the guest, unless proven otherwise.

20. Security deposit by bank pre-authorisation

A security deposit may be requested before entering the premises. TheGoodBnb reserves the right, at its sole discretion, to require or not a security deposit for each booking, including where this was not announced at the time of booking, where it deems such a measure necessary for the proper performance of the stay, the protection of the property, or in view of the guest's profile, the nature of the stay, the number of occupants or any other objective factor.

This security deposit is taken in the form of a credit card pre-authorisation. The amount of the security deposit is indicated directly in the listing or in the booking information of the property, or otherwise communicated to the guest before arrival.

Entry to the premises may be refused and access codes or information to the property may not be communicated to the guest if the bank pre-authorisation has not been validly carried out before arrival. In such case, no refund will be due and the full amount of the stay shall remain acquired by TheGoodBnb.

In the absence of damage, fees, breach of these terms or amount remaining due, the bank pre-authorisation will be released within a maximum period of 15 days after departure.

In the event of damage, breach, additional fee, missing item, exceptional cleaning or amount due, all or part of the security deposit may be retained, on supporting documents or according to the schedule provided in these terms.

By accepting these general terms and conditions, the guest expressly acknowledges and accepts that TheGoodBnb may debit all or part of the security deposit, by charging the bank pre-authorisation or by any other equivalent means, where TheGoodBnb deems this debit justified in light of the findings made, the costs incurred or the breaches noted. The guest is in any event entitled to challenge the debit and to request the corresponding supporting documents, without prejudice to the right to refer the matter to the consumer mediator referred to in article 33 or to the competent court.

20 bis. Deposit Waiver

On certain properties, TheGoodBnb offers the guest the choice, at their convenience, between the following two options to secure the stay:

The choice between these two options belongs to the guest, who expresses their preference before or at the time of finalising the booking, provided that the property concerned effectively allows both options.

The Deposit Waiver is a flat fee collected by TheGoodBnb before or at the time of the stay. Unlike the security deposit, this amount is not refunded to the guest at the end of the stay: it is definitively acquired by TheGoodBnb and replaces the security deposit for the duration of the stay concerned.

The Deposit Waiver covers minor accidental damage that may occur during normal use of the property, up to a cap set by TheGoodBnb and communicated to the guest.

The Deposit Waiver does not cover, in particular: intentional damage, damage resulting from abnormal use, gross negligence or breach of these general terms and conditions, unauthorised parties or events, breach of the no-smoking rule, the excessive consumption referred to in article 15, repair costs exceeding the cover cap, as well as theft or disappearance of equipment.

In all cases not covered by the Deposit Waiver, or in the event the cover cap is exceeded, the excess costs shall remain payable by the guest and may be billed according to the schedule provided in these terms.

The choice of the Deposit Waiver constitutes a waiver of the standard security deposit for the stay concerned and acceptance of its terms as described in this article. In the absence of an express choice by the guest, the standard security deposit shall apply by default.

The Deposit Waiver must be effectively paid before arrival. In the absence of payment, TheGoodBnb expressly reserves the right not to communicate the access codes or information to the property, under the same conditions as for an uncompleted standard security deposit, without this being deemed a cancellation by TheGoodBnb nor giving rise to any refund.

21. Possible deductions from the security deposit

In the event of non-compliance with these terms, damage, additional fee, unauthorised behaviour or service rendered necessary by the guest, the following fees may be deducted from the security deposit or charged to the guest.

The amounts below correspond to flat-rate fees or minimum billing amounts, without prejudice to higher actual costs where the damage, repair, replacement, technical intervention or loss suffered exceeds the amount indicated.

For the no-smoking rule: in addition to the €50, cleaning, deodorisation and repair costs may be added, as well as the financial loss linked to the impossibility of renting the property the following week if the property cannot be made available again in normal conditions.

For unauthorised parties or events: deduction may be up to the entire security deposit, immediate exclusion from the property and no refund of the remaining nights, without prejudice to additional fees in case of damage, disturbance, intervention or loss of operation.

Transaction fees may also be added at a rate of 4.00 % + €2.00, where actually applied to the operation concerned.

22. Liability of the guest

The guest is liable for any damage, loss, deterioration, disturbance or fees caused by themselves, by the persons accompanying them or by any person to whom they have given access to the property.

The guest is advised to verify that they have civil liability insurance or holiday rental insurance covering the risks related to their stay.

Whatever the circumstances, and regardless of the payment of any security deposit, the subscription of a Deposit Waiver, the cover of any insurance or any deduction made by TheGoodBnb, the guest remains fully liable for all damage, deterioration, loss or harm caused to the property, its furniture, its equipment, its common areas or to third parties as a result of their stay.

Where the amount of damages, fees or losses exceeds the security deposit, the Deposit Waiver cap or the insurance cover, the guest remains liable to pay the balance due to TheGoodBnb or to the owner, without prejudice to any other right or action.

In the event of refusal to pay, unjustified dispute, serious damage, fraudulent behaviour or repeated breach of these terms, TheGoodBnb expressly reserves the right to initiate any amicable or contentious recovery procedure, as well as any civil or criminal action before the competent court, in order to obtain full compensation for its loss and the conviction of the guest to the costs and expenses.

23. Keys, badges, remote controls and access devices

The guest is liable for the keys, badges, remote controls, lockboxes, codes and access devices made available to them.

Any loss, deterioration, non-return or unauthorised sharing may result in the billing of replacement, travel, duplication, reprogramming or lock change costs where necessary for the security of the property.

24. Common areas and co-ownership

Where the property is located in a building or co-ownership, the guest undertakes to respect the common areas, the rules of the building, the instructions relating to waste, parking, noise and the use of collective equipment.

Any damage or wrongful behaviour in the common areas may be attributed to the guest.

25. Equipment, breakdowns and malfunctions

In the event of a breakdown, malfunction or temporary unavailability of an equipment, the guest must inform TheGoodBnb as soon as possible so that a solution can be sought.

A breakdown beyond the control of TheGoodBnb or the owner may not give rise to automatic compensation, except in case of substantial deprivation of the enjoyment of the property duly noted.

TheGoodBnb will use its best efforts to intervene or have a service provider intervene within a reasonable timeframe, depending on the nature of the problem, the availability of providers and technical constraints.

26. Pool, hot tub and specific equipment

Where the property has a pool, hot tub, barbecue, stove, outdoor equipment or any other specific equipment, the guest undertakes to strictly respect the instructions for use provided.

Any abnormal, dangerous, unauthorised use or use contrary to instructions may result in the billing of cleaning, repair, replacement or intervention fees.

The use of these facilities is at the guest's own risk.

27. Lost items

Items left behind in the property may be kept for a maximum period of 30 days after departure.

Their return may be arranged at the guest's request. Shipping, preparation or travel costs shall remain at the guest's expense.

After this period, unclaimed items may be considered abandoned.

28. Complaints and disputes relating to the stay

Any complaint concerning the condition of the property, the inventory, the cleanliness upon arrival, the equipment or any obvious discrepancy from the description must be sent in writing to TheGoodBnb within 3 days following arrival.

The guest must provide any useful element enabling the analysis of the complaint: photographs, videos, exchanges, supporting documents or precise description of the problem encountered.

Any other complaint relating to the stay must be transmitted promptly in writing to the booking service, in order to allow efficient handling of the request.

Failure to file a complaint within the indicated timeframe may make the analysis of the request more difficult, in particular where TheGoodBnb has not been put in a position to acknowledge the problem during the stay or to remedy it.

This clause does not deprive the guest of the legal rights they may benefit from.

29. Invoicing

The invoice for the stay may be issued upon simple request.

It will be sent after the end of the stay, electronically, to the contact details provided by the guest.

30. Internet access

Where the property has internet access, the guest undertakes to use it in accordance with the law.

In particular, the guest shall not use this access for the purposes of reproduction, performance, making available or communication to the public of works or objects protected by copyright or related rights, such as texts, images, photographs, musical works, audiovisual works, software or video games, without authorisation.

The guest is informed that infringement may constitute a criminal offence, in particular under article L335-3 of the French Intellectual Property Code.

The consultation, possession, acquisition or distribution of child sexual abuse material is strictly prohibited and criminally sanctioned, in particular by article 227-23 of the French Criminal Code.

31. Personal data

The personal data communicated by the guest are processed for the purposes of managing the booking, the stay, invoicing, the security deposit, customer follow-up and compliance with applicable legal obligations.

The guest is entitled, in the conditions provided for by the applicable regulations, to a right of access, rectification, opposition, erasure and limitation of the processing of their personal data.

These rights may be exercised with TheGoodBnb at the contact details indicated on the website.

31 bis. Anti-money laundering and counter-terrorist financing (AML/CFT)

In accordance with articles L. 561-1 et seq. of the French Monetary and Financial Code, TheGoodBnb is subject, in the course of its business, to customer due diligence obligations in connection with the fight against money laundering and the financing of terrorism.

In this respect, the guest is informed that TheGoodBnb may request, prior to confirmation of the booking or during the relationship, information and supporting documents relating in particular to their identity, where applicable to that of the beneficial owner of the booking, as well as to the origin of the funds paid.

TheGoodBnb reserves the right to refuse, suspend or cancel any booking or service where such information is not provided, proves to be inaccurate or incomplete, or in the event of serious doubt as to the lawfulness of the transaction, without the guest being entitled to any compensation in this respect.

Information collected in this context is processed confidentially, in accordance with article 31 hereof and with the applicable personal data protection regulations, and retained for the period prescribed by law.

32. Force majeure

Neither party may be held liable for non-performance or delay resulting from a force majeure event within the meaning of article 1218 of the French Civil Code.

This includes, depending on the circumstances, natural disasters, exceptional weather conditions, fires, general network outages, administrative decisions, health events, serious disturbances, or any external, unforeseeable and irresistible event preventing the normal execution of the stay.

33. Consumer mediation

In the event of a dispute, the guest is invited to send a prior written complaint to TheGoodBnb in order to seek an amicable solution.

In accordance with the provisions of the French Consumer Code, the consumer guest may, in the event of an unresolved dispute after the prior complaint, refer the matter free of charge to the competent consumer mediator.

34. Applicable law

These general terms and conditions are governed by French law.

In the event of a dispute, the parties will endeavour to seek an amicable solution before any legal proceedings.

Failing an amicable agreement, the dispute will be submitted to the competent courts under ordinary law.
